Move-In Day is August 28, 2024!

To prevent long lines and overcrowding as you unload and move into your new apartment, please follow the move-in times assigned by the apartment floor!

 8 am – 10 am: First-Floor Apartments

10 am – Noon: Second-Floor Apartments

Noon – 2 pm: Third-Floor Apartments

**If your apartment number begins with “1”, you are in a first-floor apartment (ex: 101). If your apartment number begins with “2”, you are in a second-floor apartment (ex: 201). If your apartment number begins with a “3”, you are in a third-floor apartment (ex: 301)**

    • **Door Code and Keyfob will not be given unless resident has $0 balance**

EVENTS

In addition to our move-in events, we host monthly events for all our residents! We have some annual events such as our Polar Plunge, Grocery Bingo, Halloween Balcony Decoration Contest, and MORE! If you have a suggestion for an event, you would like this year, let us know, we love your suggestions!

ADDITIONAL MOVE IN DAY INFORMATION

  • We will be doing digital move ins on move-in day! During your assigned time slot you will receive an email with your door code so you can access your apartment. If your first rent installment is not paid, you will not receive your email so please ensure that your account is paid up and shows a $0 balance before the 28th!
    • Please log into your Resident Portal and verify that you have the correct email listed before the 28th to ensure that you receive your door code email.
  • If you do not pay your balance in time and do not receive a door code email, please go to one of the welcome tables stationed around the property to get your door code from a member of our team.
  • You are welcome to move in any day after your scheduled move-in day as long as any payments due are received by our office prior to your lease start date.
    • We can only accommodate move-ins during business hours. Office hours are Monday-Friday 10:00 am – 6:00 pm.

MAKING PAYMENTS

PAY HERE

– Your first installment will need to be paid in full. This was due August 1st per your lease contract.

– Subsequent installments are due on the 1st of every month. Your installment is considered late after the 1st and will receive a late fee if paid after midnight on the 5th resulting in an automatic $20 late fees and additional fees each additional day your payment is late.

– Your rent should be paid through your resident portal. Alternatively, it can be paid in person by check or money order. Cash is not accepted.

– All checks should be made out to Raintree and must include what the check is for, your first and last name, and your unit number (e.g., John Smith, October 2024 Rent, Apt 124)

MAINTENANCE

**When you move in, complete the Move-In Inspection in your Resident Portal to report damages and prevent yourself from receiving fees upon move-out!**

If you notice any damages or repairs needed throughout the year, please submit a work order through your Resident Portal.

INTERNET

Each apartment has been set up with ethernet ports in all three bedrooms. You can connect directly using an ethernet cable. To create a wireless internet connection, purchase and connect a router to one of the ethernet ports!

We recommend working with your roommates to purchase a router together!

PARKING

Visitor Parking Hours: 7 am to 10 pm UNMARKED GENERAL STALLS ONLY
If you have a visitor in need of an overnight pass, provide them with your utahparkpass visitor code and have them register their car on utahparkpass.com!
**Each resident can provide 3 one-night only visitor codes each month**

REMINDERS:

  • Parking passes are first come first serve. Even if you register your car on the utahparkpass website, it does not guarantee that you have pass. Please do not register unless you have received confirmation from the Raintree office that you have a pass.
  • All vehicles without a registered pass must be removed from the property after 10 pm or they will be at risk of being booted/towed by University Parking Enforcement.
  • If you have a reserved parking pass, you can ONLY park in your assigned reserved parking stall. You are responsible for booting/towing unwanted vehicles from your stall by contacting University Parking Enforcement.
  • If you have a general parking pass, you can ONLY park in unmarked general stalls in our North Parking Lot!
  • There is a $9.99 one-time fee the first time you register for an account as a resident and visitors will pay a $2.99 sign-up fee when they register for an account.

If you selected a parking preference on your survey for the fall, you should have been notified of your parking assignment in your placement email. If you did not receive a parking assignment and want to sign up for one, contact the office as soon as possible to ensure you can get a pass before we run out!

If you received a parking assignment, follow the instructions below to finish registering your vehicle:

  1. Fill out the Raintree Parking Agreement HERE
  2. Sign up for a Utah Park Pass account at utahparkpass.com
  3. Register your car on your Utah Park Pass account
    • It is essential to provide accurate information to ensure proper identification of your vehicle. Errors in the information you provide may cause your vehicle to be unrecognizable to parking enforcement. This could result in your vehicle being booted or towed. PLEASE MAKE SURE THAT THE INFORMATION PROVIDED IN THE PORTAL IS CORRECT. If you are unsure if your information is accurate, reach out to University Parking Enforcement and have them verify your car information for you.
  4. Verify with the office that your parking registration was successful and that you are good to park!

Tips and Tricks!

1. Download the “Resident Portal app” in order to pay rent or put in any work orders

2. Make sure you are COMPLETELY opted in for email/text communications on your account. You are responsible for making sure you get our emails.

3. Remember NEVER to give your door code out to anybody that does not live in your apartment. Fees will apply.

4. Never turn the A/C below 68, as it freezes the pipes

5. Cleaning Checks are held quarterly. Please sign up for jobs as soon as possible as that will be your cleaning responsibility.

6. Your mail key should be hanging up in your kitchen. All mail and packages will either come to your door or the parcel lockers outside

7. Make sure to review the parking rules and regulations. You are required to follow them! (We do not want you to get booted or towed!!)

8. Be careful of what you put down the garbage disposal. Only soft foods and liquids.

9. Remember to turn the fan on in the bathroom when you shower and leave the door open with the fan on for a little while after you are out of the shower to prevent mildew growth.

10. Put in any work orders as soon as you notice things need to be fixed. We cannot fix anything that is not reported.
